What luxury home buyers want

As a luxury real estate agent and a Certified Luxury Home Marketing Specialist, serving La Verne, CA and surrounding areas for over a decade, I’ve found that the main features luxury home buyers desire in a home are those that encompass their affluent lifestyle. Understanding this (what wealthy home buyers want), tapping into and delivering these dreams, and taking advantage of this real estate market where demand for luxury properties is high, but inventory is low, is what is required to sell your luxury home for more and quickly.

First off, it’s important to note that one’s luxurious preferences may vary from another. For instance, one may prefer an amusement park in their backyard while another will find it a waste of space. That said, there are commonalities found in what is considered to exude the affluent lifestyle. These include space, modern amenities, technology, resort-worthy outdoor features, and breathtaking views.

The epitome of a luxury home is space and elegance. Therefore, luxury home buyers want a grand entryway leading to an airy and naturally lit living space with an open floor plan flowing from one room to the other.

They want bedrooms fit for royalty with enough room for a grand bed, plenty of seating, massive closet space (preferably with an island), and a spa-like bathroom.

They want an updated, modern kitchen made for a master chef, equipped with the latest technology and appliances.

They want bonus spaces such as an indoor gym, a wine cellar showcasing beautiful bottles with custom lighting, a game room, a theater, a meditation room, a library, an office, an expansive garage, and/or other fabulous spaces to escape to, de-stress in, and capture their attention.

High-end home buyers want convenience and comfort. They are constantly looking for ways to make their lives easier. Accordingly, they are attracted to homes with smart home technology. In fact, I read a survey once conducted by Better Homes and Gardens Real Estate that 87% of their respondents said they wouldn’t live in a home unless it was equipped with smart home / tech-friendly technology. They want a home where they can control such things as security, lighting, temperature, shades, doors, music, entertainment, and water and fire features with just a touch of a button, remotely with their smartphone, and voice assistance.

Additionally, on the topic of technology and entertainment, luxury buyers aren’t just looking for the top of the line sound and video system. Rather, they desire indoor and outdoor spaces where they can lounge with family and friends, enjoy the big screen, feel the music, and/or create fun memories over some gaming in a relaxing space.

Resort-Worthy Outdoor Features

An essential feature sought after in a luxury home for affluent buyers is a resort-worthy outdoor space. They want more than beautiful landscaping. With a lifestyle of wellness and entertainment at heart, they want a space that includes such features as a swimming pool, hot tub, fireplace, kitchen, dining, cabana, sprawling greenery, fireplace, and/or overlooking a breathtaking, panoramic view.

In essence, luxury home buyers want a luxury space supporting their luxury lifestyle. However, I know that not all luxury homes come with all these features. For that, that’s where I come in.
